At least the Caddo were honorable and had a strong sense of character, like many Native American tribes. Their honesty in helping a paleface invader friend speaks volumes. One can't say that about Andrew Jackson per his land grab, per the horror of the Trail of Tears against the civilized Cherokee. Broken treaties litter the American landscape, from sea to shining sea. Maybe one day a savvy lawyer will sue over the water rights that were usurped and weren't mentioned in most all of the old treaties. (Think about it, Dion.) Yeah, it's one thing to be conned out of your land for peanuts, and yet another can of worms for your fishing/water rights to be stolen without even being delineated via any treaty wording. Oh, some landowners in the HA actually did get Favored Nation clauses in their leases. Surprising, but true. Too bad most tribes didn't have good lawyers in their day to ink such a clause.

Initially,  I  just wanted to know "the current price per acre", that others may have received recently.  So,  that I could make   an intelligent decision and try to ensure that everything is fair and equitable for all concerned.  In  my  prayers, GOD has  helped me to understand  that  everything is not always about "me";  and  that there are times when HE uses an ordinary  person as an instrument to accomplish  HIS Will.  As  a matter of  fact,  it is written in the Proverbs,              "a wise man seeks the counsel of wise men."                                                                                                                         I thank GOD for Inspiring me to contact you regarding the OGML.

Skip, as always,  thank  you for your intelligent insight, hind-sight and unfathomable knowledge and experience regarding Oil, Gas, Minerals and et cetera.   I have engaged Attorney Ligon who has done the things you suggested, i.e., included  "Exhibit A"   (Owner protection clauses) which he has incorporated in the lease.

During recent days since your post,  I have had to find the majority of the other owners, and  they are less savvy than I am (blind  leading the blind).   However, the involvement of Attorney Ligon has removed from me the burden of trying to explain "legal-ease"  to very inexperienced and non-savvy persons such as my self and the other owners. 

I  will  do  GOD's Will  and  perhaps never know how my actions interacted with and impacted HIS overall plan.                       May GOD's Love and Blessings, cure, heal and provide, prosper and protect you, always.        Sincerely,  Joybee.

You're welcome, Joy.  "The current price per acre" is generally unknown and ever changing depending on things beyond the ken of layman land owners.  One of the advantages of using an experienced O&G attorney is that he/she may very well know what other landowners have received in your immediate area.  Only under that circumstance is there anything resembling a "current price per acre".  Good luck to you and your neighbors.

Jesse, I also know some that got most favored nations clauses. They owned thousands of acres that were situated in the heart of the Haynesville core, as recognized at the time. They had very competent legal representation and two companies were in a mano y mano leasing slugfest. More land owners got in trouble over a most favored nations clause demands than benefited from one.

Skip, about ten years ago, when a family landowning member had first told me about the MFN clause, my initial knee-jerk was that it was an impossibility. Of course, my relative had been living on the Red, back even before the first oil boom in the early 1900s. Yep, he knew his stuff from decades and decades and decades of leases. And he always gave me eye-opening advice on the sweet clauses and associated do's and don'ts. Whereas we all lucked out when you got a megaphone platform via GHS and thus have been able to help many hundreds of folks. And like you, I've always told anyone who'd listen to hire a competent O&G lawyer. Too bad the old-timers in my own farming family didn't have a Mr. Peel around to learn from. Wado.  

I wish I would've gotten an O&G Attorney to look over my lease before I signed it.  I would give all my bonus money to have had that knowledge and expertise guide me through the process.
