Hearing reports that chesapeake leasing is picking up around Converse? Any body else hearing this?

Porter is the company that got our lease thru
Cheaspeake, did not have any problems with them
some of the leases that porter did last summer "honeycut hill " did not have chesapeake on them anywhere. some of the property was leased for $4,000.00 per acre and joining property with chesapeake on the lease was paid $12,000.00 per acre with the same lease mans signature on both of the leases. they are a leasing agent or a middle man. if i had any property to lease in northern sabine i would deal directly with the oil company. it would be much better to pay an attorney a small percentage to negotiate a lease that to lose thousands per acre just so someone else can cash in on your property.
Experienced O&G attorneys work on retainers and/or an hourly rate. There is no compelling reason to pay a percentage of bonus or royalty for professional legal assistance in reviewing and executing a lease.
Honeycutt hill was armed and dangerous before many had little knowledge of the shale. Their contract's had $100.00 p/a on them, shoud you accept they would raise that to $300.00 p/a...people just were not aware. But audubon was just as bad, i guess all is fair. This time around should be different.

All of those honeycut hill leases were for Chesapeake, through Porter.

All these land companies seem to be like the car dealerships -- you deal with one guy (from the land company), and he has to go back to the boss in back (the gas company), who tells him if he can make the deal or not.
Thanks for keeping me in the loop. I definitely appreciate the expertise on this site. I'll let you guys know if anything develops from our letter. I suppose the good news is that the interest level in N. Sabine is picking up from what it sounds like.
my advice would be to make sure your lease documents have a oil companys name on it chesapeake, petrohawk... before you lease. otherwise you will be leasing to someone who is only going to sell your lease to an oil co for alot more than they paid you. two days ago porter gave a 90 day draft to someone who signed with them. that gives them 90 days to market the property any increase in gas price or positive well completion in the area will make the property worth more.

A 90-day draft?? Ouch. This just sounds like an opportunity for very bad things to happen.
Heard last night chesapeake had 18 people in sabine going door to door getting leases, don't know how true I haven't had them at my door yet
I'm sure a number of members will find that of interest. But I think I can hear them right now asking, "where in Sabine Parish?" Got any idea of the area where door to door is occurring?
From what I heard it was the southern part that is not leased. I live in the Many / Negreet area, but like I said this is just stuff I am hearing. I have not had anyone contact me personally yet but I do hope it happens. I will be sure to post it if I do get contacted
