PIPELINE contracts.....lets get ahead this time or is it too late

people are still reeling from the cheap leasing that took alot of familes & generations fast.

where do we start on the pipline leasing ?/

You would need to consult a timber appraiser. I cannot think of a better place to start than James Young on E. 70th. The number is
868-7500. I'm not sure what they charge for timber appraisals, but you couldn't ask for a more reputable appraisal company.

Be best to contact a forester. SOme are very knowledgeable in this area and would benefit the landowner greatly.

Hope you don't mind, but I just got around to reading this, and wanted to ask you a few questions...I was unsure if you only had 1 acre of land they crossed, or if you used the rods X 40 feet, to come up with 1 acre of land lost to the ROW. It is hard to understand, how much timber you are talking about, 1 acre of timber or was there more? I've heard $1,500 an acre up to $3,000 an acre, depending on what kind of timeber you have. I know pipe plantation is worth more that mixed pine and hardwood, but I don't know how much difference. Can you give me any help?

The company cruised my timber on the land to be used in the easement, gave me more than the present value and multiplied times 30. The first proposal was for 20 years, but I said 30 and they agreed. This is all I use my land for, tree harvesting.

We got an estimate from a timber complany. I knew a forester that worked for one and he gave me an estimated income for every cutting through 30 years.

I don't mind at all, the check has cleared and in the bank. I received $15,000 for the timber and $150/rod. Hope this helps.

Was that 15K/acre? What county? and what company?

We are dealing with Cabot this time around on a well location, pipeline and road. Probably will go in at the end of the year. We are located in Panola County.

How will they get the gas from neighborhods? they cant drill pipelines thru the city, or can they?

Hi, May I ask a question about the timber? Was it paid by the acre? I'm thinking the ROW, will take about 4 acres of timber from my land, if we are talking about a 75' easement, plus some areas where they want 100' X 150' extra temp. work space when crossing streams, roads ect. It could even be more like 5 or 6 acres, if they use this 100' X 150" extra space very often which crossing my land. So, if it is 5 acres. So if you were paid $15,000.00 for one acre of good timber, then could I expect 5 X' that amount? I may not understand how many acres you were paid for. Please tell me where I am wronge. The lenth of my ROW is about 3,350 feet.
