Lease expiration rules?
My origional 3 year lease expired a month ago. I haven't renewed or signed a new lease since then because we haven't been able to agree on a fair price. Is the origional leasee required to notify the parish clerk after a certain period of time to put in public record that my land is no longer bound by a lease, so that other landmen that are interested in acquiring leases in my section will know that my land is currently unleased and available.

Unless specified in a clause in the Lease the Lessee is not required to file a release. But don't fret if your land is unleased and available a Landman will be able to determine that and will contact you.

If you decide to sign a new lease, you can have language added into the lease that addresses this. My lease is worded that if the lease is cancelled or if it expires, the o/g company is required to file a release at the courthouse. That way, you won't have to worry about it next time. Good luck!
