Is there always 640 acres to a section, or could there be less?

Is there always a guarantee that the full 640 acres will be used to divide the royalty? I understand our lease to read that it will be divided by what the lessor owns within the section. Do they sometimes only lease part of the section, or do they always lease the full section? We are nearly exactly on the dividing line of a section. Do we have to share with the adjacent section also?

It depends first on what comprises your unit. If it is a governmental section, it could be more or less than 640 acres, as all sections are not the same size. But then you also get into the case of land grants, which are irregular shaped. If you furnish the section-township-range we might can help.
Thank you for your reply. It is T11 R15 in Desoto Parish.
YOU WROTE:
"Sometimes the operator will voluntarily pool only that which it has leased and do so across section lines forming very odd shaped units----exemplary of this is the Goldco sections formed around the SHV airport.
Sometimes they do lease only part of a section, but the unit still includes the whole section."

MY RESPONSE:
If they lease only part of a section, does that mean that the entire section is privy to the royalties, or is it only the part of the section they leased? Our lease only references section 9, but we are very, very close to the border of the section.
If you go to the Clerk's office in Mansfield there should be a plat book that depicts the sections and the acreage for each as surveyed by the USA back in the 1800's.
You can also see the original section plats on the State Land Office website.
By the way, my Google Earth shows your section to be 648 acres (using data from the BLM). I would verify by looking at the official plat.
The Baron 2,

Thanks for the information. Do you know if this mean that the full 648 acres will be pooled to share the royalty?
SO far most units are formed by using the section lines.
I know our section, per the assessor is 640, but I am not sure if this means that CHK leased the entire section; therefore, our royalty will be divided between all owners within that section. Or, if more than one company can own in that section or if the royalty division will only consist of what CHK has leased from our section. I think you might have replied to that in your previous post, but I was not able to fully understand it. Many thanks.
First step:

What units have been formed for your section?
I am not sure how to determine that. Are you able to provide a little guidance?
Need to know what Section number you are in in T11N-R15W
