What are 50 foot and 25 foot pipelines leasing for in Shelby County. The 50 foot will be for 16 inch pipes and the 25 foot for 8 inch pipes. Anything special I need to know. Thanks,

I really don't know. That is what they asked for.
They'll ask for a lot more than they need at a price far below what they ultimately are willing to pay. Just the way they work.
In Harrison County, ROW easements are going for more than $200 rod for a 30 ft easement. Some have gotten $300. As in all land transactions, location is very important. If you are the only way from point A to B then you have a better position. Get a qualified oil and gas attorney to look over any documents. Make sure they are specific about the location and route of the lines. Also, make this agreement cover only a specific number of lines. If they want to add more at a later date, then they will need to negotiate a seperate agreement. As for the sizes of the easements in relation to the pipe size, it may have to do with DOT regulations. Also, larger pipes require larger equipment in order to install.
How many rods do they want asked Jack Blake? The standard pipeline row is 50' permanent and 25' working row while they are laying the Pipeline. Limit the number of pipelines. Be cautious if you want the deal as they don't want to fool around bickering. They have pipe to lay.
You do need to read the p/l and row section of GHS.
$300.00/ROD IS FAIR IN JACK bLAKES OPINION, UNLESS YOU DON'T WANT A p/l on your land.
they are lots of prior discussions on pipeline easements prior threads on this site you may want to read. In East Texas during last 2 years I signed easements on 8" single pipe 25' perm for $175 per rod+ timber and a 26" single pipe 50' perm for $475 per rod + timber damage. I did not let them just run across my land anywhere I had say where it crossed. mostly down a fence line. This was on farm land and I had all the good protective wording in easement talked about on this site that was reviewed and rewritten by attorney

centerpoint Energy wants multiple pipeline ROW. THis land owner wants option to negotiate future lines. The 173 rods is in Red River parish, La.
Also, they are asking 50` permanent ROW. THis land owner wants to contract for 40 ` permanent ROW with 20` temporary work space. What are my possibilities?
Jack Blake says they want the option of at lease 2 lines and 50'. Jack bets $10.00 they will agree to $300.00/rod plus timber/damages now for the 173 rods and another $150.00/rod plus damages if they ever do a second line.
For that many rods I would say it may be wise to consult an attorney.
I would add a clause that if the P/L is inactive for 2 years the row reverts to you. Jack did not do this in one of his row deals and he should have.
You may be able to demand more per rod with that many rods, but Jack Blake would take the $50k check and smile. They have been known to go around troublemakers.
La Bonne--I would do only one independent ROW per pipeline with no future options for another pipe or pipeline can evaluate another at time they need easement. You can get higher payment per rod in La. than Texas due the different in Eminent Domain Laws. In Texas they can get you thru court in about 2-3 months with order to take what ever but in La. it takes about 2 years to get thru court system; therefore in La. they will pay more due to litigation cost and time (time important the pipeline could lose contract to another) vs Texas they can put the squeeze to you. The $450 I took same company similar line paid $625 per rod. Yes have attorney review all terms some of clause that Jack Blake mentioned. You can be a good business person without being a troublemaker.
Jack Blake took $400.00 for one row(and $200.00 per line if a second line is run) on one row deal and signed a confidentialy clause on the other row deal he did.
Maybe Jack could have got $450.00/rod.....
Jack thinks they may have gone around him if he held out for $625.00. Do what is right for you.
Jack Blake has seen people wait to long and not get a lease and he has seen them wait to long and have the P/L go aruond them.

Can Jack Blake tell me what was the size of the pipeline that he got $400/rod for?
Jack does not know. He thinks they are planning to put gathering line or lines. Jack really did not care what size the P/L is. It is down the fenceline in pasture and Jack will still be able to use the land for pasture after the P/L is installed.
