I have small acreage in the Sonnera well Lone Wolf #1 identified  with Wellbore API #347-32286. The original total acreage in the lease is listed as 693.2 acres and my land is NOT included in that. Later I assume somehow the acreage must have been boosted by adding in more owners or whatever to bump the acreage over 1000. I can't find any records in the RRC online data that lists the actual owners etc of the land in the lease. I have been getting royalty payments etc. Some time back (more than a year ago) I was told by Sonerra office I would have to go to the court house for the records. Why is this not in the online RRC records. Anyone know? And now to another question which concerns the activity of EOG and their drilling on land leased to Sonerra. Just down the road from me EOG has been drilling for some time now (I can hear the drilling at night from my bed). Sonerra has a producing well (Thunderbolt #1, Wellbore API # 347-32361) on acreage listed at RRC as 713. The new EOG well is permitted as Wellbore API #347-33194 on acreage listed as 195.82 and this seems to be "chopped" out of the bigger Thunderbolt acreage. Does this mean that some of the participants in the original lease to Sonnera are excluded from the new well?

I had a visitor yesterday who told me there was activity going on at the site. Today I drove down for a look and there are a bunch of new items on site--look almost like the containers that are used for shipping stuff on ships. There are signs that a lot of traffic has been going in and out. My visitor also said there was a large crane on site but I did not see that today from the road.
Update: About 3 weeks ago a sign "Flint Access Road" was posted on the turnoff from 21 on to my road. I could not find any new activity on my road so concluded this was for directions to the EOG well site. I did notice pickup traffic in and out so some kind of work was going on at the site. The sign was taken down few days ago so Flint seems to be gone. I did find some info on google for Flint but not sure what in particular they were doing. Just yesterday I happened to look out the window and saw a fleet of 5 large tanker trucks going out to the main highway. Not sure if they were hauling salt water or if they brought water in. Stay tuned...

Okay, this is curious. Is this saying there were three changes in the unit declarations for Lone Wolf?  I've got the first one 5/12/2006 for 693.2 acres and the second one 4/26/2007 for 1,058.4 acres. I wonder what the 12/11/2009 filing is about?

Thanks RBH!!!  I'll note my observations in case any other Lone Wolf #1 folks are interested.

The first Lone Wolf survey of 693.2ac was filed 5/11/06 with RRC but not recorded. That survey was increased to 1087.79 acres and the Unit Designation was recorded 1/5/07. The properties were re-surveyed reducing the actual Lone Wolf Survey acreage to 1058.4 which was recorded on 2/28/2007 and is the survey on which payments are calculated. On 12/11/2009 the Second Unit Declaration was filed to add an owner lease and correct the lease description.    

 

 

Lack of regulatory oversight.  Some operators only turn in what they can get by with (RRC).  Some are deceptive - some sloppy & some are very prudent; but I think they pretty much all know the law, and I believe the law is that the Co. Records are "where it's at", especially for a pooled unit.  The RRC is shown one thing ...  It's a shame the law doesn't require the operator to send a copy of the unit designation when they mail out division orders.  That would answer a lot of questions for the mineral/royalty owners.  Also, you can search the Nac. Co. Records vicariously on Texas Land Records.com.  It's a buck-a-page for downloads of the filed instruments.  As to your last question - EOG could very well file its rendition of the largest unit Sonerra filed.
GoRicky--- if you are in the unit with your minerals you should request a copy of the unit plat along with total acres in the unit from the operator so you can use  to confirm your unit decimal interest. I have always been able to receive this on request.
