I have a decent amount of acreage in the Barr and Glass surveys which was leased and expired last spring.  The company that leased it, opted not to renew.  Could anyone give me the name of a land man or representative to help me get it leased again?

I live in, have minerals and royalty in, and work in Panola County.  I deal with other landmen on a regular basis, and after conducting 'business', I always ask if they're doing any leasing... the answer is always NO.  I have enough acreage for a small unit (with long enough laterals for horizontal shale) and once they say they're not really interested in leasing, I 'offer' the unit for free, if they'd just drill... Still not interested... that tells me everything I need to know.

Most of Panola is HBP, and has been, since the 40's and 50's.  The remaining small tracts were snatched up in the 2008 insanity (up to 40K/acre for some choice tracts)... now it's hard to give the stuff away.

 

And, unfortunately, that's what a heckuva lot of mineral owners are doing.... 'giving' away their minerals, for less than traditional lease bonus money.  I almost got sick last week, when going through a survey I own minerals in, I saw where a cousin had sold 12 acres of minerals... for pocket change.  I would have given her 5x as much (hey, I'm not a rich man).

Thanks for the info. Phillip.  Do you know if this slow-down is due to the low price of natural gas or is something else going on?  Should I wait it out and see if prices are going to rise?  Or is it because drilling is busy in other areas?  Suggestions on what to do?

Can you share more about where you are in Panola County, relative to larger towns or larger roads?

 

Not far off of Hwy 59 to the East.  A couple of miles north of Tenaha.  Kind of close to Old Center.  (2 miles off of 59 on CR 435.) Thanks.

Its hard to figure out what going on with drilling /leasing right now.  I see that the market is dropping like a rock today  oil and gas getting hit hard.  A drilling company went so far as to build a road, prepare a pad and dig the pits for a well and then vacated w/o drilling.  So even when you are leased and they spend this much on prep you still might not get a well.  I am left with a couple of big holes in the ground.

You may be in part of the area where the Haynesville is not as thick and/or not typically as productive. I think any lease you'll get will value it based on shallower formations, like Travis Peak. Someone else here can make suggestions is to which shallower formations would be of interest. If you can get leased, it might be with someone smaller looking for more conventional development. I'd go for a vertical pugh clause if at all possible.
Going with someone smaller is what I was thinking.  I also have minerals in Shelby County south and slightly to the west of Tenaha.  Not sure what to do about those either.  Should I hire a broker to try and get a deal or do the research myself.
