It seem's other than a few isolated cases the going rate is stuck around 12,500.00 p/acre. What is your opinion on this??? lease or hold ?

Could be a variety of things. I settled for 12500 with a no surface activity clause when I could have gotten 17000 with surface activity.
So they would have no right to any access road's, pipeline's through your property unless you agreed....right? If you agreed,do you set the price....like my way or no way?
