Hearing reports that chesapeake leasing is picking up around Converse? Any body else hearing this?

The companies will always low ball. No one says you gotta take the offer. Get the word out that lease prices are going back up. Mineral owners do not need to rush in.
There is little reason for an energy company to make anything other than a modest initial lease offer for all mineral tracts that are small acreages and have no significant value as a surface location until such time as that company is ready to develop the section. It is common sense to expect that in most cases an operator will not get serious about negotiations until a drilling unit is formed and a well spudded. It is a common mistake for mineral owners to get nervous when a well is about to be drilled and they are unleased. Pardon my caps but NO OPERATOR WANTS ANY ACRE UNLEASED IF THEY CAN HELP IT. AND A MINERAL OWNER CAN ENTER INTO A LEASE AGREEMENT AT ANY TIME INCLUDING AFTER THE WELL IS COMPLETED.
The current lease is $5250.00 p/a with chesapeake doing the majority. Most i have talked to did not lease last year for whatever reason. This in T9 R12&13
