Just like to know if anyone knows anything about leasing or drilling in North Central Webster Parish. We have 110 acres in that area. People all around us have signed leases but the only person that approached us offered $500/acre. I contacted OilPro.Com and was told no one was drilling that far north. However, there is a gas well being drilled about 7 miles north of the property by some Co. called WillDrill. Just learned yesterday Haynesville Shale is expanding all the way to Arakansas. Companies have gotten permits to drill there. We contacted Chesapeak and they said they were not interested at this time. Any feedback.......?

Hello Renee,
Leasing has been very slow in Webster area. I can tell you, I know a gentlemen who was offered $3000 per acre near central Webster. Your land is worth much more than that. Hang in their keep reading this site and you will be ok.
Dorcheated A1 is right Renee, your land is far more valuable than that. Everyone in Webster has to remember that Cheasapeake alone has over 500,000 acres to drill or they lose the lease. They are in the process of getting more rigs to this area but it is a slow process at best with all the competition for rigs. There are over 20 major companies in this play and they are all in the same boat, overleased and without enough rigs. A lot of them will be in better shape by the end of the year as far as active rigs go, so it is my gut feeling that 6 to 12 months down the road is when they will be actively looking at Webster just as they are Desoto, Caddo and Bossier. Hang tight Renee, by next summer we should see some action and by then the lease bonuses and royalty rates should be much better. This will be a boon to Webster and hopefully everyone will get a piece of it.
Thanks Al and Bruce for responding. I hope you are right as everyone else is telling me different but people have leased for $3,000/acre here. Let me ask you---is this just your opinion or have you talked to people. How do you know this?
Hi Renee,
I have a friend who offered about $1000 acre 6 weeks ago. They came back about 2 weeks ago and offered him $3000 for the same property. As far as seeing it on paper I did not. But this man's words are as good as gold to me.
Renee are you in B1, B2, C1 or C2? I am in C2 but I know some people in B2 that have acreage that might be in your section.

Network with your neighbors to gain bargaining power when the time comes. You can't be in a hurry right now. You will get taken if you are.
Har C2 gave the best advice you need Renee. Network with your neighbors, pool all of your land together and get prepared to offer a package of land to the gas companies. Large tracts are much more attractive to them. If I can give a bit of advice also. Obviously you are very interested and seem willing to work and learn about the shale, I recommend you go to the assesor's office in Minden (beside the post office) and ask for a list of all the current property owners in you section. They will charge 25 cents a page( for me it was only 1 dollar) and start calling the people on the list, telling them you want to start a group to prepare for the haynesville shale. I promise you everyone will be interested and meet and start deciding what it is ya'll need to do. This 6 to 12 months I think we have can be the time ya'll need to prepare and be ready. Good luck!
Thanks Guys,

I'll continue to read the post here and keep you posted!!!
AnnaBelle, I don't know if you read on the home page but in Pine Island of Caddo Parish there is over 300' of HS. This is in the Rodessa region, far north Caddo. Mainland is now drilling in Mississippi thinking prospects for HS there are as good as here. If it is in both places surely it is in N. Central Webster. I can't stress enough, have patience and get prepared! You and everyone else should come out great on this play.
The PIne Island well is far south of Rodessa, over 20 miles south of there south of Caddo lake, but its looking alot better for mid to north Caddo.
