PIPELINE contracts.....lets get ahead this time or is it too late

people are still reeling from the cheap leasing that took alot of familes & generations fast.

where do we start on the pipline leasing ?/

That is correct!
Actually, you do not get paid more if it is cleared. What we do often, is pay you for the timber and then let you have it, which means that you can turn around and sell it to to a logging company to get paid again. The catch, the timber within the easement will need to be cleared prior to construction beginning.
If I understand correctly, they give more for acres with trees on them that have to be cleared then you can receive an additional payment for selling the trees to a timber company. Somebody please make this clear if I'm wrong. Thanks, SAM

The Timber price is probally for damage to timber.
Well, it looks as though they probably aren't going to be putting a pipeline across our property...if I am looking at the maps correctly. It looks as though they are looking the lay the pipe way above our property. Our property is right off LA 510 in 26 & 27-12-11. I am assuming that it would be ok for us to go ahead and have the timber harvested.
Where did you find the pipeline maps? We have heard there will be a pipeline on our property and weshould not sell the property until we negotiate the pipeline. Wondering what to do.
If you give a mouse a cookie, they will want a glass of milk.....and 70' ft of working room to put in that pipeline....
Thanks for your input. I have another question about power lines. We have major power lines running across a portion of our property. This is the the left of I-49 in DeSoto Parish, very close to Red River Parish, parallel with LA 510. How do the O&G companies deal with these? I am not sure what kind of rules they have about working within so many feet of these or what. Are they allowed or would they even want to lay pipe or drill around these???
They will sometimes lay the pipe on the same right of way as the transmission lines. They did this on the Keithville Springridge road. Power lines don't concern them too much when drilling as long as they are a safe distance from them. The power co. will surely deal with this.
Are you saying that I could change the agreement to a 10' permanent easement? If we charge them for two pipelines, then would we change the amount per rod to $500? and how much is an average annual rental? Thank you so much for your expert advice. SAM
I would like to know this too!!! How much has anyone been able to get them up to????? We are in the Springridge area - it is also a 50 ft ROW with 25 ft temporary - $250 a rod. I read that they paid the lady in Ft Worth $150 (or maybe more) a FOOT for her ROW - she only had a lot though 150 ft wide. There is an article somewhere on this site about it.
