I have been in contact with a landman from Lone Star Land Services regarding a proposed line in the area. Has anyone else been in communication with these guys and if so, what are your thoughts...

I also have been contacted by Lone Star. The first offer was insulting. Frankly it just made me mad. I told them to go around. I was hoping there were other people like me.
Our experiences have been the same with this ROW coming through our place. The first offer is insultingly low and there is a continual changing of landmen. It would seem that, in the end, the per rod and damage prices here would be no different than those in adjacent counties.
We are communicating with Lone Star Land Services / Boulevard Gas regarding a pipeline ROW across our land. Our land is in the area to the east of Red Hill Lake, just north of Milam. Boulevard seems unwilling to consider payment of damages for timber, and lately they are making threatening statements regarding condemnation proceedings. I was wondering if anyone has signed with these folks, or has had a good/bad experience negotiating with them?
Yes. We are experiencing something similar with this group. We have not signed anything because they are offering a ridiculously low price per rod when compared to the market rates.
They are paying $300./rod in this area of Sabine County near Reeves Road.
