Cleco Powerline ROW in Red River

Anyone negotiated a ROW with these guys?  Initial offer is $400 a rod for a 30' ROW.  We've done a few pipelines but this is the first powerline.  Any other tips or suggestions specific to powerlines would be appreciated.

I dealt with CLECO once on an existing ROW. You will want to specify whether you are granting them exclusive rights or not, as they can later sell ROWs to the Phone and cable companies, within the ROW you granted to them, unless you have that addressed in your lease. Oh and of course gates and fences need to be addressed.

Tuscaloosa Trend Sits On Top Of Poorest Neighbourhood For Decades - Yet No Royalties Ever Paid To The Community -- Why??

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
