$250 acre 3/16 royalty 5 yr lease

The last offer we were given was $300 for a 3 year with a $50 for a 2 year renewal. Royalties were 1/4 down to the Wilcox, but only 1/5 below, which of course is where the TMS is.

Is that similar to what you were offered? We have an undivided interest in a little over 7000 acres

I was offered the same that my family go back in 1985. $200/acre, 20% for 5 years. I countered but to no avail. I am not sure that landowners can expect more than you got for the size of your acreage until more players enter the TMS and some of the acreage on the market gets moved.

Now that I recall the 1/4 wilcox and either 3/16th or 20% for deeper. We hold 48.9175% of 8,072 acres and are in a non-binding coorperative agreement (gentleman's agreement) with about 35 to 40% owned by the rest of the groups in the 8,072 acres. Our minerals are located between Lake Mary and the Mississippi River. Basically on the inside of the half moon formed by Lake Mary. So we are just down to the Southwest of you, but not contiguous to your acreage.

Cindy, I think you did the best thing at that time in the development of the TMS. Lots of unknowns. I hope you get your interest drilled. In the meantime you made money.
