Anyone have any news about the Orchard Subdivision? We had fliers placed on our mailboxes months ago offering up to $500 per lot. I think some people signed then.

Parker and SoBoRes, what section are you guys in? What companies have made offers and what were they? As far as I know, no one in Section 26 or 27 have had any offers yet. I am sure they are on the way.

We are in Section 28 (Orchard) and our initial offer was $10 an acre & 20% royalties back in Oct 07, then by Feb 08 it was up to $200 per acre and 3/16 royalties. Our latest offer was made in Jun for 15K per acre and 25%. All of these offers have been made by landman working for EnCana.

Sorry for the delayed response, had to rescue my stranded brother over by Canton this evening - 2 blown tires and not enough spares : )

Thank you for getting back to me. I just heard Plantation Trace got an offer of $20,000 per acre and 25% of royalties. Petrohawk is the company.
Well, I just completed the database and we have about 95 families that have signed up thus far. Still have plenty of gaps that need to be filled in as more than 1/2 didn't specify property dimensions or T/R/S, but we will begin working through that this week. Of what was listed, we have mineral owners with just under an acre all the way up to 13 acres. Once we come closer to completing the spreadsheet we will update everyone on our proposed plans and probably schedule another meeting. I had posted separately before I saw this one. I live further down Sligo Road, in what was once called Vantage Point. It's not really a subdivision. With Terry's help, it looks as though I live in Section 25, Township 17N, Range 12W. (I live on Joyner Drive, off Jamerson)

Is there anyone from my area joining you? Most of the wells in my area have been plugged but there is one that is producing, and it's unclear to me just where it is.

Two years ago we were contacted by a lawyer for Chesapeake but he never made an offer, just invited us to a meeting that never happened because I was the only landowner who responded. One of my neighbors was offered $250/acre at that time and accepted. He has additional land across the street from us and was recently offered $8000/acre, from what I understand. It's all sketchy. Neighbors out here aren't very chatty so it's hard to know what's going on.

A gentleman who came to our door about the Sligo Water System stated that no one in our area owns their mineral rights, but I think he's mistaken. We called Chesapeake but they haven't returned our calls. It sure would be nice to team up with other landowners. We live on a little over 4 acres on Joyner Drive, about a mile south of Sligo Road.
I talked to my neighbor last night and he said John Provost just had an offer of $18,000 and 25% royalites. He said he thinks it will go to $20,000 per acre. At that time, he thinks it would be a good idea for people to start signing. Any thoughts?
I can't speak for anyone else other than my family and I know that we would not be interested in that amount. Actually the bonus isn't our greatest concern, we are more interested in a higher % of royalties. I guess I just sit back and wonder how much they saved in our area or all the rural areas they hit prior to the shale making headlines. 70% of my neighbors signed for under $250 and acre and 3/16 royalties.

I do find it funny that the offers seem to be hovering around 15k and 25% royalties (what we were offered almost a month ago), espcially given the fact that we sit fairly close to the wellhead in Elm Grove and it is still going strong @ 13.5+ Mmcf per day. On another note, I have also been told by family in Golden Meadows that their latest offer (River Bend and GM) was 20K and 25% royalties. Why would ours minerals be worth less than that?

I have never seen a post by Jay giving an opionion about bonus. We are only about 4 miles from the same well.
We have now updated our database with all info we have. We have about 120 people with about 170 acres pulled together. That is not including appr. 20 people who did not list their land dimensions so the acre amount is off a little. We do have someone on the list from Jamerson. They said they own their min rights. We are having our next meeting at South Bossier Baptist Church (Sligo Rd) on Thur, Sept 4 at 630pm. We hope to get out fliers regarding this meeting soon. If anyone can help pass out fliers please let me know at beav_52@netzero.com. We need to get as many out as we can. We will be meeting in the sanctuary so there should be plenty of room. Mr. Bill Alley and Mrs. Rita Bacot will be speaking. They have done a lot of research on this and I think will be very helpful. Mr. Paul Jarratt will also be there to answer any questions. Mr. Alley and Mrs. Bacot are the ones getting together most of South Bossier. They have about 3000 acres pulled together so far.

Mr. Alley has come up with a lease he thinks is great. He said he is also open to suggestions. He leased some land 10 yrs ago so he started with that lease and added to it. He said it started out 2 pgs and is now up to 8. He has had 2 people in the oil and gas business look at it as well as 2 paid attorneys look it over. He also sent it to people who are in the Barnett Shale and everyone thinks it looks great. I told him we could make a database of things people think we need in our leases and he said that would be great. If you have any ideas please e-mail me. Hope this info helps.
