I am tired of all the "I heard"s on this board. Let me share: We have an offer in writing from Lou-Tex for $8550/ac. 25% royalties for property in Sec. 28, T19, 15W. I am waiting to see if Manna is going to outbid them. Manna's last offer was $7500. They will e-mail me today with a final offer. We are not paying anyone a % for "negotiations". If you want to go through a broker to get more, knock yourself out. We anticipate having a check within 2 weeks from one co. or the other and begin earning interests on it. We would rather go this route than throw our names in the pot with Arnie Castellano or Steve Thrower. Regardless, I wish the best to everyone and hope all of us prosper.

Gatrpaw, my daddy always told me to never leave an unbaited hook in the water. Now my question is, what kind of bait do you need to land one of them thar' landmen? Should I just cut up another landmen and use him for bait?!?!?!
Not really...I have 2 terminally ill family members and bonus money is not my top priority. It would come in handy but I don't have to have it right this minute...praise God!!

Thanks so much. I just learned the unit in which we have mineral rights has been approved by the State of La. for drilling by Goodrich. I made several calls and am hoping we can still sign a lease with Goodrich. They never approached us so don't know what will happen. Thanks again for your prayers.
I wonder if they will give you the same lease bonus as they gave the state. I would look it up and find out how much the state received.

I'm not sure what you mean about "the same lease bonus they gave the state" and how do I look that up. It's my understanding from a geologist friend: once we are forced pool, which we are, we have to be paid the highest amount they have paid others in our section. I'm not sure about that but any suggestions you have are greatly appreciated!

I have been force pooled in Blanchard, and have signed no lease. Does the state have to own unleased mineral rights in my section for me to get this state rate? I'm a bit confused about this.
Its my understanding if you dont sign and get forced pooled you dont get anything for a while (years)..anyone can help me out with this.
Coonman, I am still not clear about what you mean re: "What they paid the state". Who paid the state and for what did they pay them? ANYWAY, I learned they have already started drilling a well on the property where we have mineral rts. and it was begun BEFORE our lease runs out in Oct. 08. SOOO... We are SOL re: bonus money. Oh well, at least we have a well. Hope it hits!!!
I was under the assumption that Goodrich had to offer people a lease proposal before being granted forced pooling. I have received a few offers, but none from Goodrich themselves. Does anyone know if they would have such an obligation?
Thanks for the info. ShaleoverCd3/Ds2 - I would like to know if you know of any unleaed landowners in these sections and if the notice they got was different - i.e. did it come with a lease offer to accept within 10 days?
