We have an offer from Encana in 23-11-8 for the standard $2,000, 1/5 royalty. Has anyone in 11-8 received a significantly higher offer?
Not yet, it sounds like. Encana is probably trying to lease up as much land as they can at that offer while holding on to the Messenger Well findings. They will incur penalties for not reporting timely but those penalties will be significantly less compared to what they will lose when they let the well results out.
I wonder at what point it is considered late and they start getting fined? Anyone know? I don't think they're there yet.

My father-in-law said he heard the Messenger was "good". That's about it...
We are in 11 8 and have not been approached by anyone. Do you have the contact for Encana?
I haven't heard of any pooling or community groups around Fairview. Is anyone forming one or what is going on in Fairview?
Maybe pooling isn't the correct terminology. Fairview citizens are coming together to lease together. If interested call the pastor of Davis Springs Church or the Fairview community news writer for the newspapers. If you are from the area, you know who they are. They have details.

Anything new going on in this area? Haven't heard anything about the Fairview Group did they get a lease or not? Also I have only 6 acres which is surrounded by Bethard Timber Company 94 acres would anyone happen to know if they have leased in Sec 6-T 11- R 8? I know of a couple that have leased with Encana their 10 acres but that's the only ones I have heard of leasing here in my area. Most I have talked to have not had offers or are not saying. Around here they seem to keep things quiet for some reason.

Don't rush. Until you start to see letters to form units, why rush? You will do far better by not taking the early offers. Watch what happens over in Northern Sabine Parish, where Shell is starting to unitize many, many sections. See what the unleased landowners are going to get. Those who wait may be highly rewarded.
Thanks for the info! I just was wondering if anything new had been going on, my first offer was back in April from Encana then they sent a letter about a month ago same offer of $2000 and 20% so no I don't plan on taking that. I would rather loose out on the bonus and keep 100% of royalties than take 20% royalties when everyone else is getting at least 25% royalties.
