Why would you not lease your rights from the surface to the base of the cotton valley along with your Haynesville Rights if you can negotiate a royalty greater than 25%? No company will give you a royalty greater than 25% for a Cotton Valley Lease. Does the higher royalty figure inhibit exploration at those lower depths?
