Anybody interested in forming a group in Shelby County, Texas- to leverage our negotiation power? We have common interest- we will be more successful working together as a group of landowners in Shelby County- than to let the O&G companies- give us low-ball individual offers.
I also own several properties in the Barnett Shale in North Texas- and we have join together to negotiate leases for the entire neighborhood- with great success. Initially, O&G companies were leasing land for $2000 per acre and now the going rate is over $27,000 per acre with Royalty of 25.5 percent for 3 years.

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
