We have four acres in Elm Grove and have had an offer of $15,000.00 acre. How do we go about negotiations?

I don't want to be greedy and yet I don't want to be ripped off either. Does anyone know what price we should be looking at to aim for?

Many groups are allowing people from various sections as our group did. Have you talked to anyone in the sections around yours? First and foremost research! If you or someone in your group is not comfortable enough with your knowledge to negotiate then hire someone. Be sure you look at more than the money and get clauses in the lease to protect your environment, quality of life and property. Make sure you also define what production in paying quanitities is so you do not get held in production by a 2 cent a month well some day.

Parker, do you or Randy have on comment on the rumor that CHK is positioning to buy Petrohawk?
Randy works for CHK he may know something.

I don't know much about either other than what I have read on here.

It was discussed on Tiger droppings but most dismissed it on there.

I sure hope not. Petrohawk's offers are one of the things keeping CHK's offers higher.

I would think if Petrohawk sells out, it would be to one of the big guys. (Exxon, Shell, etc.) Just my humble opinion.
I will be there. The guy is supposed to be in contact with us on Friday. We are definatly not signing anything until we are totally comfortable with everything. We have a lawyer set up to look over everything before anything final is done. It sounds to me like 15/25 is shooting way to low.

How many miles as the crow fly's is that from the Grove ?
You are about 16 - 18 miles south of me. I'm 11 or so away.12 -16 miles aint all that far as the crow flies. Closer then a lot of the Shreveport areas are. But they do have their own wells to salivate over.
What us 30 and 30? Still learning this program.
I believe that to mean ... $30,000 bonus up front money and 30% Royalty.
What about section 35 16n 11w?
