The provisions hereof shall be construed as a covenant running with the land and shall inure to the benefit of and be binding upon the parties hereto, their heirs, representatives, successors and assigns. And, by golly, they mean it - just that. When the lessors die, the covenant remains. So what is allowed is forever. Notwithstanding law to the contrary. But we already have a lot of law to protect the land that is not enforceable. Contract some good new rules for your land. No one will watch your backyard like you will.

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
