This is the well in our section. I am confused as they told us it went online at the end of August and they have been in production since then and selling the gas but, the dates look like they just started production 10/01/2008. If they have been selling gas since the end of August, we should get royalties from then I thought. If anyone can help answer some of these questions please help me.
Looks like the initial production was 7.605 million cubic feet a day, which is excellent. They probably won't produce it at that rate.

You should get division order papers stating your interest in a decimal figure. If you feel that number is correct you sign and send the papers back. Their calculations are usually correct.

It will take a few months before they start sending out checks, if they have the pipeline set up. You should receive a check and report showing the production and average sale price along with your interest and any deductions they subtracted.
Yes we have a pipeline set. They drilled the well right next to a pipeline so they could get it to market, I know a lot are waiting on access to a pipeline, we are fortunate to have had one so close. Thank you so much as you have answered some questions we had. I had just heard something about the division order papers but did not know what it meant but we have not received anything like that yet. I am so glad it seems to be a good production rate as I did not understand how to read it or what it meant. Thanks!
Thank you all so much! I know nothing about these numbers and such. We did not get in on the big bonus money as we signed 3 years ago but I am thankful for whatever I get as it is more than I had.
Debbie, if you would like to get an idea what kind of payout you might get, there is a gas calculator at www.pagalease.com/calculator_natural_gas_royalty_form.php, you can plug in your acreage and the production rate and current price of gas and get an estimate of what your monthly and annual royalties might be.

Even if you don't know the exact production, you can still plug in numbers and see monthly rate scenarios based on whatever figures you enter, it's pretty cool to play with and create dreams! The daily gas rates are posted on this site but I think there are different rates such as well head price, market price, things like that so you would need to check your lease to see if it specified how the price would be set. Just wanted to mention it in case you weren't aware of it.
Depending on your lease you may also be charged for compression, dewatering, H2S removal, etc...

And don't forget your severance taxes, they will be deducted and remitted to the state by the operator.
That may be so, but if it was the case there wouldn't be need for a cost free royalty clause.
As I said, It depends on the lease.
I wonder if that is the basis of the Oklahoma lawsuit.
"unless expressly qualified"

In my standard lease it says, "Lessor's interest in either case to bear its proportion of any expenses for treating the oil to make it marketable as crude"
Thank you.

We all have a slant or perspective to our views, intentional or not.

By the way , I don't offer a cost free royalty, but will gladly insert one if asked.
I'm not offering advice, just adding my 2 cents worth. As to free royalty, I have examples of different clauses on my website. See http://www.landmen.net/ClausesForms/ClausesForms.htm

I have a free royalty clause there also.
