I've tried to read as much as I can about what should and shouldn't go into a lease. Is there a copy of an actual lease posted anywhere here? Maybe even a made-up ideal lease? My original one is the old standard one from years ago ~ fortunately it expired before things got serious.

I have not even signed yet. I hope to sign this week -- we need to discuss a few items in the Exhibit A and work out a solution. I'll let you know when I get paid.

These should at least get you started in the right direction. I do, however, whole-heartedly recommend that prior to signing any new lease that you do have the document looked over by a good O&G attorney.

You dodged a bullet in that your acreage never did get HBP'd under the terms of your old standard form lease, so you have the chance now to get it all right the second time!

Tuscaloosa Trend Sits On Top Of Poorest Neighbourhood For Decades - Yet No Royalties Ever Paid To The Community -- Why??

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
