Cost to lease acreage in Central/South Smith County, Tx

Anybody have an idea of what acreage costs are going for in the central or southern part of Smith County?

Who has contacted you to lease? My grandmother recently leased some property in Smith County, Tx.

Nobody has contacted me.  I have a friend who said a lease broker contacted him about leasing but did not offer a price.  I was just curious what the going rate is, or how much per acre did your grandmother receive?

She actually hasn't finalized lease come to find out, but right now we are at $300.00 and 1/5, and have heard of higher.

Thanks.  I will mention that to my friend.  By the way, she should ask for a higher royalty.  22.5%-25%
