I was curious as to what the Haynesville play was doing to land sales in Louisiana. The ten year prescriptive period has got to be putting a damper on selling. What is farmland selling for right now? Would you sell your farm right now knowing you would lose the minerals in ten years if it is not in production by then? If you would sell now, then for how much per acre? I guarantee that a large percentage of the acreage in North Louisiana will not be held by production in ten years, in my opinion.

I think maybe Natchitoches Parish may be the main place this is unknown. I'm selling land there now and reserving minerals. Do I no if I am am going to get any money off of my minerals? No, I am just rolling the dice.
It never hurts to keep the minerals. Unless it tanks the deal or reduces the sales price to the point its not worth selling the land anyway.
BDsri. I have a friend who owns a reality co. in Natchitoches and has called about mineral values in regard to real estate transactions. Obviously some down there know. Hope the property you sold was in far NW. Natchitioches parish.

No, on the west side of Black Lake. But please realize, one way I make money is selling land. I have no problem making a decision about whether to sell land or how much to ask for it. I never sell the minerals. I set my price and I am happy for it. I buy land to make money. Sometimes I make money on the minerals too, sometimes I don't. But I make my deal, and I don't ever look back.
I like the Black Lake area. Did you know Bill Baker? Ran a couple of fishing tournaments on Black Lake back in the day. Do you know if the catfish restaurant on the lake is still open?

You bet I knew Billy Baker well. Did a lot of surveying for him while he was an attorney. Once flew to an Astros VS Cardinals game in Houston on his old twin engine plane. Very bad weather, that was a hell of a ride. had a hard time explaining to my wife why it took two days to get home. Blamed it on the weather. Still think that area has some O&G potential. Basing that on some deep test drilled by CHK a couple of years ago that have not been P&A. East of Black Lake.

I own some property on Black Lake now. I love it there. The real estate market is great down there right now. Unlike most areas. Our property is selling great. We are keeping a lot and buiding us a camp to keep. I love it down there.
Good fishing with no hurricane storm surge. Good selling point.

I don't think there is a restaurant actually on the lake now. But the Sea and Sirloin (a mile or two south of the lake) is a great place to eat.
Yeah, that must be the one I was thinking of. I have not been in that neck of the woods in a long time.

In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of)  nor local residents appear to have received any compensation for the minerals extracted from their land.
