LANDMAN JUST STOPPED BY ABOUT 30 MINUTES AGO (CADDO 19-15-36)

TWIN CITIES DEVELOPMENT LANDMAN STOPPED BY ABOUT 30 MINUTES AGO. WANTED TO DISCUSS LEASING OUR LAND. I TOLD HIM I THOUGHT ALL LEASING HAD COME TO A HALT. HE SAID NO THEY WERE INTERESTED IN OUR AREA BUT LEASE BONUSES WERE WAY DOWN. HE OFFERED $2,000 AND 25%. I ASKED HIM ABOUT THE LETTER WE RECEIVED FROM SAMSON CONTOUR ABOUT THE REDEFINITON APPLICATION. I ASKED IF HE REPRESENTED THEM. HE DID'NT SEEM TO LIKE THIS VERY MUCH AND SAID THAT HE WASN'T SURE WHY SAMSON WOULD APPLY FOR THAT WHEN CHESAPEAKE ALREADY HAD 70% OF THAT LAND LEASED. WE THOUGHT WE WERE IN 19-15-36 ACCORDING TO PROPERTY TAX INFO BUT HE SAID WHEN HE PULLED OUR DEED WE ARE ACTUALLY IN 18-15-01 SOME TYPE OF GLITCH AT THE COURTHOUSE. ANY THOUGHTS...

2 Dogs,
You oughta be a surveyor. There has been more than one ocassion when a pit bull has been chained to an axle driven in the ground (which was the section corner) and the land owner refused to restrain or move the dog. Sorry KB, but I just told them that they could bury their dog if it attacked me or my guys. I'm a dog and animal kinda guy, but have no patience for one that harms people. Then there are the instances when the actual landowners (PEOPLE) pull guns on us and threaten our lives. Things start hopping then! Last time it hapened was in Campti. Don't think I will have any more problem there, I think they remember me.
What about that tenth time KB ? (LOL)

They say that if you play dead, that grizzly bears may not kill and eat you. If the plan doesnt work............ Rather ironic wouldnt you say ?

A fella told me one time what his Grand Pappy told him, that there were grave yards full of brave people and that he would much rather hear them say..."There he goes" , then "There he lays".
I have been bit probably twenty times in the past 35 years. About 15 of those times may have been my fault. The other 5 times, it was not a pretty picture, some dog was going to pay. I actually had a dog jump in my truck window one day (while I was talking to his owner). I took 17 stitches, and I think he has damage to his esophogus (which I refuse to pay for). Say la vie, life in the real world.

I have had many a bite mark on my boots, a few on my a--, and a few pit bulls and rotwiellers have had a few of my boot marks. You know, bad thing about surveyors, we carry machettes (very large knives). I have told a many a guy in a bar that he might not want to mess with a guy that has spent his whole life cutting things up in little bitty pieces with a large knife. Just my game plan, haven't had a whole lot of opposition yet.
My first line of defense are my poo bags. Had 2 chiuahuas in my neighborhood that ran loose all the time wanting to own the turf. Left me & my 2 dogs alone after firing one of those missles at 'em. I also let the word get out that if any of the hot headed 2-legged types in my neighborhood tried anything, they would get those missles right in their faces, too. As good as pepper spray. Haven't had to try it out on people yet.
KB - My motto is first do no harm, but I will cause a stink.
BTW ... Is there any law that says one could get in trouble using that line of defense on a dishonest landman. Now, keep in mind I'm not talking about the ones that conduct themselves in a respectable manner, just on the ones that give you that "gut" feeling something's not on the up & up.
Its them damn geese that sneek up from behind, I can deal with a dog that meets me head on but some of them sneek up from behind. The small dogs are much more stelth and sneek from the back side and are the main ones to watch. Thats why I wear Naconas and Justins in the field.

Never worried much about geese. But agree 100% about the small dogs. But I never got hurt by a small dog. They are very sneaky. I didn't even include the small dog bites in my numbers.

I am just like you, I love that Griffen (my daughters Red Heeler) protects her against anything.

My daughters Griffen is a very large red heeler. She apodted him. It took him a long time to warm up to me, but he finally did. He really only likes females. He likes me now though, but I had to work at it.
The landman had called me and faxed over a lease and then called again to make the offer concerning the bonus payment. I had been offered more money by other companies but wanted to lease with Chesapeake (I know LOL).

After thinking about it for about a week, I called the Chesapeake Corporate Office and spoke with David L., the in-house landman who had been assigned to my area. David L. seemed very concerned over what had taken place and asked if I would still accept their original offer.

The other problem that I had was that landmen kept "forgetting" what lease terms were agreed upon even though I had re-typed the lease at the beginning. The landmen's versions kept forgetting that mine was a no-surface lease almost every time. I believe that if the landman calls to come back, ask that he bring with him an updated lease with all terms that he is offering included.

I still feel that competition is something that is favorable to the landowner. If you wish to lease, try to drum up interest from other companies as it will be helpful in trying for the most favorable lease terms.
