I have mineral rights in the Calion field in Union County Arkansas. Can anyone tell me what the going price per acre is in this area. There is production on property adjoining me. I have been contacted by a lease man.
The lease man said that he would put language in the lease to exclude the Brown Dense.
Also he is offering 3/16 royalty and a 3 year lease.
Your help would be appreciated.
Permalink Reply by Joe Deerhunter on July 26, 2012 at 12:39 A relative may have just gotten a similar offer. Bonus was only $75/acre and 3/16 royalty, but specifically shallower than BD.
I wonder: Who is the company, and what's the bonus they offered?
What are the chances of numerous landowners holding out for a better offer?
SWN's recent standard offers of $300/A and 1/5 royalty in Columbia County seem pretty attractive now.

Ours charged us $150, and helped us negotiate a much better deal and drew up a professional lease. These things are complicated. You need someone watching out for your interests. It could save you a lot of money in the future. JMTC

We have mineral rights in Mississippi.
I work in the legal field, and I am always amazed to see people try to deal with a situation that is obviously outside of their realm of knowledge, and involves a good bit of money, and they try to save a buck and negotiate it themselves without professional help. Many people have no idea how much money an attorney can make/save them in the long run. It would be like trying to operate on yourself. It's my belief that you always need your own advocate, and you can't expect someone else to be protecting your interests until you retain their services.
