Does anyone have any information concerning the sale of mineral rights in Eastern Shelby County. I am aware of an offer of $3,500 per acre for minerals that are already under lease.

What individuals do with their personal assets are their business. And some who have been tempted to share specifics on GHS that might have helped others have declined to do so because of concern of ridicule and personal attacks. Without specifics, no one, including the industry members, can make accurate comments on current fair market value. IMO, it is inappropriate to post those details on any website including GHS.
Skip Peel---I agree what individual do with their assets is their business, but there are alot of unethical people out there and I don't want to see what happen to my grandmother some of her minerals where low ball for <5% of true value by people who knew info that was not yet in the public eye. If offer to buy is at true market value then OK their decision but should get second opinion for maybe good oil & gas attorney. If they want to post detail of their sale on this web site I personally think it would be helpful for those who for what ever reason needs to sale out will have addition information to make decision. I am assuming they give accurate facts. Get Keith's opinion
Then I suggest that you call those making the low ball offers a derogatory name, not the individual who made a decision to sell. All we can do is seek to educate. And I suspect, and hope, that there are fewer uninformed land and mineral owners in this play because of the Internet and GHS.
Skip Peel--I am sorry I don't consider being a fool as derogatory nor was that my intention for we all fall in that category at times. If you took it as such please accept my apology. I agree the person who takes advangtage of the uniformed to be unethical and a thief. One of the function of this site is to inform and obtain infomation to help all make good business decision. I don't see why its inapporpriate to post the details of a mineral sell in different that posting what they leased their minerals for per acre and terms in the lease. This site is to educate us all in what ever dealing that occur.

Cicero, we get mail every other week from companies wanting to buy our interests in producing wells. Some offers are insulting and some are very generous. I used to get upset that someone would actually think I would just sell out because they made an offer in a letter, and I called them sometimes and told them to take me off their mailing lists. ha! That didn't stop them either, but then I realized I had something they really wanted. So now I just keep the letters so I can remind myself that my minerals are invaluable. I did come across some companies that have been successful in buying people's interest in the Shelby county records so I guess those people felt it was the right thing to do at the time. I think $3500 an acre 5 years ago would have been snatched up fast, but now, I don't think it would be wise.
i looked at buying some unleased mineral acres in shelby county back in september and the asking price at that time was about 5k an acre. if the acres were already leased, the offer would be dependent on the lease terms. just like the rock, some are better than others. if the offer were on leased, producing acres, the offer would have to factor all of that into the equation. no two are the same, and no two peoples situations are the same. as long as there are willing buyers, there will be willing sellers. it is what it is....life.

Is Paloma a drilling company or do they just lease? I have never heard of them. I have been contacted by Family Tree, I feel like they are trying to low ball me.
It is my understanding that they are a drilling company, but I don't think they have drilled anything in Shelby County yet. They have an office on the square in Center. I have never been contacted by Family Tree and do not know anything about them. The Paloma landmen that I have spoken with have been very nice and upfront. You might give them a call.
Family Tree does not drill. Paloma Resources, LLC is a private company and they have a scant half-dozen Barnett horizontals now but claim to have drilled 25 Barnett wells. They don't have any wells in District. 6 under their name.
