They purchased a few tracts in Bossier.  Just a few months before a well was drilled on the property.  

If I received an offer, I threw it away like the Cobra offers.

If you are interested in selling, I would contact someone reputable like Skip or Dion.  I would deal with the bottom feeders that send out mailers.  JMHO.

Thanks for the reply, it did seam strange for this offer to just appear out of the blue. It makes me wonder if they know something that I don't.

frank, all the GHS discussions covering almost 6 years are archived.  Whenever you want to access prior discussions on a particular subject you can enter a key word in the search box on the Main Page just above the discussion list.  It is titled, Looking for something?  Enter key word, Cobra, and click the magnifying glass icon.

  I would steer clear of anyone who responds with scare tactics like dry holes without first at least investigating your area.  You may or may not be in a good area.  I would only deal with brokers that are knowledgeable, share their expertise and then let you make an informed decision.

I agree, I would not sell to them; we do get a few offers here and there in the form of letters, postcards, phone calls, notes from operators in the check stub etc..etc..;

when we have sold on a very rare occasion (ie: my wife needs a new Escalade or more "bling" for her Iphone cover.....hahaha), we use the internet auction sites;

simply Google: oil and gas auctions and you will find 2-3 good ones;

that way you potentially have the whole world looking and bidding; some of the website auction prices bring 100+ months for production in prime areas and big money for non-producing acres too;

  There are reputable companies that make offers by mail.  Companies like Cobra and I'm guessing Arpent aren't.  You can usually decipher the difference by the tone of the letter.  Just as in any other financial matter, the more you educate yourself the better decision you will be able to make.

This was more than just an offer letter. It had all the "official looking" documents to be notorized and returned in exchange for $1000/acre. Not only does this seem low, but I would never do something like this without siting down in front of an attorny to pass the sale.

I agree....however $1000 per acre looks pretty good if they drill a dry hole or crummy well that pays you $10 per month;

I have some minerals in Caddo County Oklahoma I might sell for that price; 18,000 ft dry hole in the section, drilled by big public company in 2008; we were hoping for a gusher hahaha;

a deep, dry hole sorta cures two things.....the need to fix bad title and pie in the sky values;

any activity near or around your area ?

There is activity in the county but several sections away from me. I do have another lease from Encana that is considerably larger than the one I have the offer on, so I am hopeing for the best.
