I own 40 Acres in Sabine Parish S1 T9 R11. My lease has run out and Chesapeake has staked a location in my section. I need some educated opinions on what this land would be worth before I start negotiations.

It is worth alot. Jack Blake was just offered 6k per acre for his royalties on a form letter in sect 21 .t10n r11w .
Jack says a minimum of 6k with you geting 25% cost free royalty.
Offering Jack 6k per acre for his royalties mean the royalties will bring Jack at least 4 times that. Boom chacka lacka hollered Jack Blake.
