It depends on the timber. for example mixed hardwood is often of less value than managed pine. Scrub pine is going to go for pulpwood prices. Mature managed pine would probably bring the better price.

Additionally you should be aware that if your goal is to clear the land, the cost of cleaning up after the harvest could be higher than the value of the timber.
