I was recently offered $1,500 an acre for my lot in south Highlands and 22.5% royalities. Is this a good/fair deal and if not anybody have any recomendations

I recommend that you see what the ShreveCentre Coalition has to offer you. Check their website, contact someone there.

How can someone in South highlands benefit from banding together with someone on elerbe road over a township away???
That depends on which side of the fence you sit on personally. It was a recommendation to do research. Check out all options. Make an informed business decision.

BTW, can I ask you specifically what experience or information you have to determine SCC is a waste of time? IMO, so far that "band" of townships is working pretty well.

I have been doing this long enough to understand the value of groups banding together, esp in urban areas with small lots. But.....operators are interested in putting together drilling units. The race to see who can get the most acreage is over. Now it is about putting together a unit and drilling wells.

As to my bad experiance, None, but many of my friends joined up, ignored the good offers on the table they already had, against my advice, and now they have nothing.

They could have leased. Maybe leased again when the operator couldn't drill in tie.

Besides on a small town lot, bonus and royalties will never be a life changing amount. Get a good bonus, and more importantly get a good lease. That is why neighbors should band together. They know whats best for their neighborhood. not some cololition that will profit from them. And I don't care what they say SCC is going to profit.

Someone has to pay their franchse taxes, web hosting fees, etc....

"Good offer" is a subjective term, and while there is no money in pocket as of right now, and as you say it will never be a life changing amount anyway. You are correct about the "good lease," as in protecting our surface conditions & neighborhood qualities.
Talk to your neighbors. Band together in a contiguous block, and negociate from there.

Trey - heed The Baron's advice, do as much diligence as you can. Talk to anyone & everyone, including groups already up & running with teams of various professionals. It may get confusing, but go with what you determine works best for you & yours.

I would be careful with Twin Cities, just search this site for more opinions.

That offer should be only the starting point. No landman starts with the highest amount, they start low and go from their. It's like buying a car.

That being said, talk to your neighbors, get an idea of what you want in your lease. The bonus is nice, but KB is right when she says a town lot will not make you rich, its about getting a good lease. They will drill in your neighborhood eventually, this is your chance to lease on your terms.
