well completed in Sec16-11n-15W Desoto parish

We received a division order this past week. We only have .450000 acrea.. We did not sign a lease. How long will it take to pay a well like this one off  to receive any money from it /.Should we sign a lease with them .?.. we were offered to have a land man come out. Do you know if this is a good well.
