My family owns about 140 acres in Lincoln parish, all of which is in section 12, TS 19 R4W, of which half of the mineral rights belong to me. I don't have a copy of the current lease that my father signed so I went to the courthouse to find out what it contained. My question is that on the most current lease which was written in 2002, it reads that only 80 acres of the property was leased. How can this be seeing how all the property is located in the same section?

Bgn64, you will have to provide more information to get an answer. After viewing ArcGis Viewer, and assuming the tract of property you own (parcel # 12194563846) is the continuous tract located in both the SE 1/4 and the SW 1/4 of Sec. 12, it appears that the tract is only around 80 acres in size.
The tract I'm looking at looks like it has about 10 acres in the North half of the SE 1/4 of the SE 1/4, and about 30 acres in the SW 1/4 of the SE 1/4, and then moving over to the SW quarter of the section, it looks like there are about 30 acres in the SE 1/4 of the SW 1/4, and about 10 acres in the SW 1/4 of the SW 1/4.
How many acres are listed on the deed? Was some of the property sold and the minerals reserved, giving you a total of 140 acres? Does the unit boundary divide the section in half along the section center line (East/West)? Any old oil wells holding a small unit? Was a mistake made when the property was leased? Something doesn't make sense, but you're on the right path to find out.....

AboutAs exciting as this is, we know that we have a responsibility to do this thing correctly. After all, we want the farm to remain a place where the family can gather for another 80 years and beyond. This site was born out of these desires. Before we started this site, googling "shale' brought up little information. Certainly nothing that was useful as we negotiated a lease. Read More |
