I live off Benton Road, North of I220 and just across the tracks toward the River levy. Residents along Rebouche Road have been known to sign leases for $5,000 per acre/.25%/3yr/2yr opt. This was last week. I was offered the same and I needed to "think about it." I am aware of signings off Airline Drive north of 220 for $11,000 per acre with a well site just south of "The Reserve" across from entrance to Lakewood. Are there any other offers in this area?

Well, I could very well be wrong, but I do think that the well logs so far suggest at least that the shale in northern Bossier parish is not as consistent as it is in southern Bossier/southern Caddo/northern Desoto. I know for a fact that there was a well drilled 3 miles northeast of Benton that showed no shale at all, and one drilled just west of Benton that showed just a "little bit" of shale. In response to that data, i think a month or two ago Petrohawk pulled all offers for leases in acreage that was at or "above" T19N.

I have heard a "rumor" from a good friend that there is a well that was just drilled up in Oil City that showed that the shale was over 300 feet thick. Now needless to say, if that was true it would be huge news. Whether it is true or not, I can not determine. So for now I will treat is as "hearsay." With so much disinformation going around, it would not surprise me at all if there wasn't a well being drilled in oil city, let alone one that found shale that was 300 feet thick! So it seems like to me that the nature of drilling northern Caddo and Bossier will be a lot more hit and miss than in the southern portions of those parishes.
My mom has 12 acres off Coile Rd. near Ivan Lake. We live in Texas. My aunt called us to give us the heads up. I don't know the area well (have not lived in the area for over 20 years I was just a kid). Can anyone tell me what is going on in that area? We don't have a mail box on the property so I don't know if they would find us if interested in the land. Has anyone signed in the area in the last few years? If so what were the lease terms?
Hi Cozby, my mom and my brother still live there in Ivan. So far nothing has been offered lately. I have been checking with my mom everyday so that no one takes advantage of her. Anyways, my sister n law says her and her siblings leased out to some company out of the country a few years back and there lease is about to expire in August. I will let you know if I hear anything though.

Yea, What about the area in behind the Dollar Store off of Airline Dr. It's on North Willow Drive.
i talked to a landman about lakewood subdivision, and they offering 8k per acre and 25% roy/3 yr/2 yr opt.
Attended a meeting for Lakewood residents tonight, 8k was highest offer mentioned, two land men where there but were asked to leave. Huge turnout, at meeting subdivision is pulling together and hoping nearby ones will do the same with us. Unfortunately a few folks already signed for next to nothing and others in new section may not own their mineral rights.
I know many in Lakewood do not own their mineral rights.

How about banding together to ask the developer, Ed Kinnon, who retained the rights, to do something for the neighborhood with the millions upon millions he will make would be thought?

Maybe some nicer entrance gates, a community area and pool, new covered roads, curbs, a walking trail along the bayou? Any other ideas?
i was told units 6,7,8,9 of lakewood, the mineral rights were retained by ed kennon
I live in Unit 6 and we own the mineral rights. My neighbor across the street, does not. Our house was built in 2004 and his in 2005. We have different builders. He says we were lucky and he wasn't! Do your research....Jeff Patterson was our builder. He bought 3 other lots along with ours when I researched it at the courthouse...so there are at least some others with our same good fortune.
Not sure why our builder got 'em and theirs didn't....just another reason why I love my house and I'd recommend my builder to anyone!
You are wrong...Ed Kennon reserved them when he set up each unit, at least that's what he did in unit 8 and 9. It won't say it on your deed from the builder.
On Lakewood minerals being reserved by Ed Kennon: Was this mineral reservation over ten years ago and has there been any drilling or production since the mineral reservation(s) took place. If it was over ten years ago and no drilling activity has followed, then minerals have "perscribed" to the surface owner of the land. Drilling and production history can be looked up on-line by going to the La. Dept. of Conservation website (Google it) and look on "Sonris Lite". Check by Section, Township and Range. If you do not know your Section-Tnshp-Rng you can go to Bossier Parish Clerk of Court on Third floor of Benton Courthouse and find it on the big map on the wall. Also, there are maps on wall in the Tax Assessor's office (2nd Floor). You can also find plats of your subdivision and get a copy for $1.00. What a deal!
