I have been contacted by a landman to lease in this area. The offer is $400.00/acre, 1/5 royalty for a three year lease. I am looking for info for this area. I know that most leases are for 25% these days. Any news on the wells in this STR? Thanks

Gosh Darn,
I checked Sonris and noted the wells. One has a PHBL in Sec. 22 and the other one in Sec. 27. I wonder is this lease bonus amount of $400. is low?
Gosh Thanks!!
I have some land in that section, as well. I was approached earlier in the year by a company called Endeavor; I believe that is the outfit that has drilled the well in the section. I recall their offer being in the $1000 to $2000 per acre range with a 22.5% royalty. They never called me after the initial conversation, so I guess that is still in the air. Do you know the company that has made the offer?
Hicksbaugh,
She mentioned Endeavor Energy. We didn't talk long since she was only offering 25% royalty. I need to go back to SONRIS and check out the well.
Hicksbaugh Ltd,
The Company trying to lease is infact, Endeavor Energy. They did go up to 22.5% but the bonus is still low, at $600.00. Landman is also telling me that all other interested parties have agreed to this offer. The lease is a standarad lease but just a little different than the ones I have signed with other companies.
Missy,
I'm sure someone was paid 1500 an acre in section 16 for 160 acres by Endeavor. The royalty % was the same. They are getting ready to frac the well that is already drilled in your section 22 and section 27. It seems crazy to be leasing after the well is drilled. Word is both these wells look good --have good shale and pressures-- and have laterals that are a mile long.
wlt,
Thanks for the info. If I want to see this well, how do I get to it from say Bossier City or Haughton?
They just put a gate up so you cant get to either well right now unless you went in on a four wheeler or happened to catch the gate open. If you pass Calumet refinery and go approximatly three miles there will be a seperator on the right with a road right next to it go down that road for a mile and you will run into the gate. I own some minerals in the section 27 well that are unleased also. It won't be long until they frac these wells. I would say in the next 2 or three weeks. I'll keep you posted. Im in the area daily .
wlt,
I appreciate it.
Fracing equipment showing up on location. Looks like they are rigging up on the section 27 well first.
wlt,
Thanks for the update. Look forward to more.
wlt,
Any news on the progress of the well in section 22?
