Does anyone know what the going reimbursement rate per acre is for surface damage to lease owner's property in the process of putting in a new well?  Is the rate negotiable? If timber is permanently removed should the rate be higher? Thanks.

Does anyone know the going price for a pipeline right of way? It is a 4" line. Best regards.

If your lease has a surface damage clause that requires additional compensation for surface use, then yes it is negotiable. Also they should pay you for your timber and sometimes you can get an amount based on 30 year growth of the timber.
