Southwestern Energy Production Company (SWN), Houston, TX as Lessee, Houston, TX. The Land Man (Broker) is RB Petroleum, LTD, Lafayette, LA. Ref. Oil, Gas and Mineral Lease, Brown Dense, Union Parish, Louisiana, Section 28-22N-1E.
From what I can comprehend, you will suggest an OG&M Attorney to look things over. Is there a such ting as a standard form 12-07497? Thank you very much, Joe

The Lease is Titled as "Paid Up Oil, Gas and Mineral Lease"
Joe, there are lots of standard form leases in use by land and energy companies. And I mean lots as in hundreds. These days almost all are "Paid Up" meaning you get the bonus money covering the entire primary term up front in exchange for executing the lease. 100% of those leases contain language favorable to the company offering the lease. An experienced O&G attorney can suggest Exhibit A language to override the boiler plate clauses contained in the lease based upon your particular circumstance. It's good to know that TS Dudley/Southwestern Energy are still offering leases to any land owner.

Our family received a Paid-Up lease as well and now we are looking for a good Oil and Gas attorney. Sections 8-22N-2W and 17-22N-2W. All the owners are out-of-state. Any suggestions.

His input will make up the difference in getting more money on the leases, royalties and protection. He is down to earth and easy to talk to. You guys sound a lot like us by being spreaded all over the continent, LOL.
Joe, no sooner than we received the offer to lease we were told that TS Dudley (i.e Southwestern) had budget cuts and were suspending leasing until next year or maybe forever. LOL. Looks like we are on the tail-end of a lot of speculation. Didn't even have time to find a lawyer, but I guess that is a good thing. Yes, not one of us lives within a thousand miles of there, it is just old family land which we will never sell.
