We're negotiating a pipleline right-of-way with Chesapeake.

The initial offer is $250 per rod and $3000 per acre on forested land (young pine trees).

Wondering what other members offers have been with regard to pipelines R.O.W. with Chesapeake.

if this is timber land, they should pay you what should be the expected annual return on investment for land taken out of production. By that, i mean annual rent- say $250/acre/year for now. after a decade, the value will be more, so be careful about the length of time you give them at today's prices. make sure that the pipeline will be maintained by them. make sure that it is buried deep enough to allow you to build a road across it anywhere you want. i think you need a lawyer to help you fiddle with the language. this event could have long lasting consequences for you and your heirs.
