Cabot oil and gas had a three year lease with a two year option in The William Tippett survey that expired the end of March. They tied it up for 5 years and did nothing. The lease was near the Brachfield community
what's the abs # for the Tippett survey? There lots of Cotton Valley activity in the Brachfield area may be good your lease expired and open for better % royalty and terms than 5 years ago

William Robert Smith---Goodrich has about 10-12 wells in that survey. Not best in the field but making 100mcf ~ 3-4 mmcf/month. How many mineral acres you have and where located, can not beleive your acres not in gas unit in area. Go look at production Map on RRC site and look at all the wells in survey. You maybe should check with Goodrich maybe they lost contact with your lease thru COG.
Thanks for the info. I have an interest in a 42 acre tract located about 2 miles southeast of the crossroads at Brachfield. I have tried to use their website before and found it confusing. What info do I need at my fingertips when I enter the site?
I live outside of Austin so it's kind of hard to keep up with what's going up there. I've learned more from this site than any other.
William--go to rrc texas web site-- you can google RRC and get there-- on home page under most popular 1st listing--click on online queries--then public GIS map click launch appl---- then on map right side click on survey search--- use pull down click Rusk--- fill blank on abstract A- put your # 774--click search--you will see map icon click it-- the map will then load and you will see Tippett in the east part of the Minden field----- use the map tool pull down box and click on ID wells-- then move your mouse pointer over one of well icon click this will open box with production and drilling permit- click and read on drilling permits you should find P-12 list click and it will list all mineral owners in the unit and also click on plat will show map of plat of that wells gas unit with total acres in unit with location--- you will later go back to home page and go thru tutor of site then spend some time looking around site it's full of information only negative it months before info is loaded on to site--hope this helps you. With 42 net acres I surprise Goodrich has not called you maybe go to their web site and sent email to their leasing land department. This looks to be on edge of the better cotton valley field but there is excellent chance of deep play in the bossier shale and the cotton valley lime below the shale. The CV is about 10-11,000' shale 11,200-11,500 and lime below that in this area---GOOD HUNTING-- let me know what you find out
Thanks very much. I only hold a 10.5 acre interest in the 42 acres but I have another 10 acre interest in that same general area that has been in production with Cabot since 2007 and I have been suprised at how lucrative that has been over the years. I am going out of town this weekend so it might be a few days because it sounds like it's going to take a little time.

I have other mineral interest's over on the Rusk/Panola count line area. Some is leased to Devon and some to Will Drill Production out of Shreveport. Nobody has done anything with it yet. I learned a long time ago that nothing happens quickly in this business. Once again thanks for your help and I will let you know when I have some facts.
William--maybe they simply over look your lease expiration. I think I would contact COG about release and sure you can get better terms than you had 5 years ago. Would want 25%royalty and royalty free gas payment. Bonus nice but your money is in the ground and you want your minerals drilled and in unit. maybe ask for vertical depth pugh clause or lease only the deep rights below CV or just rights to CV, but if they will give 25 % r with royalty free gas I would not worry about dept clause. Yes 10 acres with mulitple wells in unit pay good over time. I have 19 acres in unit in the minden CV play with 22 wells only 3/16 royalty from lease in 2000 and as you say pay is good sure wish I had 25 % r. You still own the surface or only the minerals?Good luck to you
I emailed a lease analyst at Cabot about 3 hours ago and asked if they wanted to release but no response yet. I told him I was ready to shop my minerals around if they had no interest. You and I are thinking along the same lines on this. I only own the minerals, no surface rights.

my lease is up in south rusk county next to boles 1 well south of mt enterprise wheel lock , tx It was leased by chesapeake they had a unit declaration for 690 ac. then after a year revised that . Left my family out of the well. Just recently indigo contacted us to lease again ???? indigo bought that from chesapeake...... we are unleased now and not held by production..
