Good news SA,
My Dad informed me that our neighbors, my uncle, has signed with Encana. Negotiations took place in 2008 but the deal was signed in '09. A Goodwin Community rumor (FM 1277/FM1196 area) has it that preparations are beginning for a well in the Evett Lane area. I will post confirmation when I have it.
Last year they were offered the same deal we got, $5K p/acre. Dad didn't ask, but I feel certain Encana honored the discussed price from 2008.

Please donot get excited over $5000.00 an acre.
Sabine County has confirmed $17,500.00 on this web site, by several people.
Also, Shelby county $5000-$18,000.

I haven't heard 17,500 in Sabine County. They haven't even produced anything there yet from the shale. That may have been achieved in the northern most parts of Sabine Parish, LA.
The $17,500 came from a large Sabine County track on the Sabine/ SA county line. This was sometime ago. I can't remember which group but it was definitely confirmed by several people who knew the MR owner.
Shelby county has confirmed $5000 up to $18,000 over the months.
Why would SA NG be worth less? Just the James Lime wells alone are impressive.[Southwesterns Timberstar-Waterman B #2H potentialed at 10.551million cubic ft/day

XTO recently permitted a deep well west of SA and 1-2 miles north of the SA county line. These two could really be interesting. SA has the James LIme, Bossier/Haynesville and don't forget the notorious SAND. SA is in the Sabine Island!!
The individuals who have not leased have had the opportunity to really educate themselves. The negotiations should start at no less than $10,000-$18,000!!
Did anyone see the chairman of XTO on Jim Cramer's show last week. He adamantly stated the price of NG was going to stabilize at $8-$9.00.
Good info Cheerleader. I have been reading where there is some leasing going on in Louisiana. Not heard much in Texas. Wondering why the O&G companies aren't starting to call in SA County. January is about gone. Maybe they will soon.
I THINK SOMEBODY MUST HAVE THEIR 000 MIXED UP ON 17,500 PER ACRE . WE HAVE ALOT OF MINERAL INTEREST IN THE AREA , AND HAVE TALKED TO ALL THE COMPANIES AND HAVENT HEARD ANYTHING LIKE THIS , IF THEY ARE SPEAKING OF THE V-8 RANCH WHICH WAS ONE OF THE BIG LEASES ON THE COUNTY LINE , I KNOW DIDNT BEGIN TO GET THAT .IF YOU KNOW WHO THE COMPANY WAS I WOULD LIKE TO CHECK IT OUT, IF THESE SEVERAL FOLKS WHO CONFIRMED THIS

There is nothing wrong with educating yourself with regards to oil and gas leases, but expecting negotiations to start 2 to 3 times higher than the largest bonuses paid in SA County seems a little short-sided to me. Natural Gas is hovering around $4.75 - $5.00, the credit market has dried up, rigs are being stacked and field landman are being let go on a daily basis. Check with Encana's field office in SA and see if they didn't lay off a very large part of their staff yesterday. And my guess is the staff they did let go were the folks buying the leases, if that tells you anything. The same goes for the other O&G players in and around this area.

Money is tight right now, and for those of you expecting some kind of large payout for your minerals, my prediction is you will be sorely mistaken, at least in 2009...or until prices rocket back up to $7-$8. There are even a couple of speculators offering up large blocks of leasehold that they purchased in 2008 in eastern SA County, on the Sabine/SA County Line, and thus far they have had zero takers. And shortly those speculators will begin to panic, and their already low asking price will begin to fall even more. There will always be that lucky person that holds the last piece of a drillsite puzzle, and he or she might get a hefty bonus, but otherwise I expect leasing efforts to be very slow and painful for the next several months.

I am not trying to rain on anyone's parade here, I'm just a realist...1,540 U.S. onshore rigs running in August of 2008, and as of January 1, 2009, that number had dropped well below 1,200, and it continues to fall with the the commodity prices. The numbers tell the tale, so prepare to be told "no thank you" when you tell your local lease broker you want to start negotiations out at 15k/acre.

Yes rigs have decreased. The OGs are attempting to raise the price of natural gas and deplete the supplies. So whats new! CNBC on MAD MONEY parades the OG CEOs, on the show, week after week. They all agree prices will stablize around $8.00. Interesting you focus in on an investor[s] on the SA/Sabine county line..eastern SA of course the position of the history of very favorable bonus. Chesapeake made a fortune on selling leaseholds. Many smaller OGs will sell to Devon, Encana etc. Again, so whats new? Anyone who negotiates a long term lease based on a stock market in a temporary decline is not looking at the big picture.
