I did not sign a lease agreement - the well in my section will be paid for by the end of December.  What percentage should I be looking at as to my share?

I suggest that you contact CHK and see what they would be willing to offer.  The wells in your vicinity are good average Haynesville horizontals.  1.9 acres is not a make or break acreage for CHK but they would probably give you a standard lease.

UMOs are charged back with pretty much everything under the kitchen sink according to each UMOs % acreage in the "unit/section."  Royalty Owners are charged per their leasing agreement/contract.

It is interesting to me your quotations on mcf monthly production matching Sonris lite.  My UMO mcf/monthly numbers at gross volume for Chk 2nd Qtr Statement:  April 2011/138,582; May 2011/130,304; and, June 2011/100,483.   Sonris volumes run:  April 2011/134,612; May 2011/126,320; and, June 2011/97,512.  A difference of 10,923 mcf, per 2nd Qtr 2011.  The dollar difference for the quarter is $35,610.  

Our Chk well Serial 240427 payout started out at $7,666,462 (June 2010).  (I see your well running about the same.)  At June/2011 ending, payout (with op expenses) totaled $8,139,698, and total/net revenues (both quoted the same) ending June/2011 are $7,332,347.  Our average mcfd is around 3.3.  Per Chk, Our payout balance @ June 30, 2011 is $807,351.   So, maybe we will see a few "pennies" in a few months. LOL   Looking at today's nat gas prices...I don't know.

At this point, Chk is raking it in in our back yard, and all we can do is watch and wait.  And, as most GHShalers would say, At least their producing in your Section!  Many are still waiting to even see that.  My neighbors who leased with a Chk "standard" lease got $8K to $9K/acre back in Oct/Nov 2010.  We decided to see things on a longer term basis.  Right decision?  Ask me in about 5 years!  LOL

Keep us informed per your UMO or leased status.

P.S. Compare notes with Henry, and include yourself in his "What Price Are You Getting" project on GHS.  Your $/mcf/month numbers as a UMO are important per Chesapeake UMOs and ROs alike, since "we" get paid the lowest payor $/mcf....

If you have not leased or your lease has run its term and expired, then you can lease with anyone who will buy your lease. 

Yes, if you can find one interested.  But I don't give that high odds unless you are willing to take a discounted offer.  I have numerous clients leased to CHK.  I just run all their leases through my O&G attorneys and require certain basic lease clauses.  That's not guaranteed to keep things out of dispute.  It is designed to make for a stronger case should we end up in litigation.
