Since Pinebelt does not provide an exhibit that allows changes in the standard lease, I am wondering what people are doing about adding such clauses as depth and pugh. I am especially interested in how much to ask for shut-in gas royalties per acre and how much to include for liquidation damages per acre for property that might be used as roads, well and tank batteries, pipelines, flowlines, pits and the like. I would really like to hear from those who have negotiated lease conditions.
