In researching the decades-old Tuscaloosa Trend and the immense wealth it has generated for many, I find it deeply troubling that this resource-rich formation runs directly beneath one of the poorest communities in North Baton Rouge—near Southern University, Louisiana—yet neither the university ( that I am aware of) nor local residents appear to have received any compensation for the minerals extracted from their land.

Elizabeth, you can attempt to negotiate on the 4 year primary term and 3 year extension option if you wish but I doubt you will get a sufficient bump in bonus to make it worth your while. The most important term is royalty and I know some who have gotten more. I think that 22.5% is acceptable for modest size acre totals Of course not knowing how many acres you own I can't offer any specific suggestions.
Elizabeth, you'll have to supply some basic information for me to offer an opinion. How many acres do you own, where located and what is the lease offer.
