Is the Naranjo Unit A well close to your mineral rights land?  They are in a Statewide Rule 37 hold because they are too close to an unleased property in the area.  ConocoPhillips (Burlington Resources) is applying for a spacing exception, and the plat looks as if it is in the same area you describe.  You might want to contact your lease attorney.  Good luck.

It does not make sense that you have three wells on a 147 acre property, unless you are looking at old gas wells.  These days, I believe the smallest acreage you can have to hold an Eagle Ford (Eagleville) well is 320 acres.  Some people get a Rule 37 exception to this, and some do not.  The well spacing is being contested in the RRC now.  However, it takes about 5,000 feet of length to hold a well, and the wellbore can't come closer to a property line than several hundred feet (I cannot recall the exact dimensions, but the RRC gives field rules).  So you need to get a plat map and probably visit the Karnes County courthouse to understand what and where the land is.

Something does not make sense.  Conocophillips does not own any land - they signed a good deal of leases in the area about three years ago after the Bordovsky well finding.  There is no way that they would put wells on the land without a lease in place, and they spend a lot of time in the courthouse to try to find out who owns the lease, including mineral rights.  That is how they contacted our family.  It must be land adjoining where they are already drilling.  The wells run about $8 million apiece to drill, so they make sure they have their "ducks in a row" before they start drilling.  The leases can get complicated, as you know, because many people years ago sold land with or without mineral rights in the past when seemed like it was just good for cattle and not much else.

What is the name of the lease where the current wells are located?  My family is in a similar area with ConocoPhillips holding the lease.  One thing I have found out is that they are pretty slow to release any kind of information.  It seems as if they are busy tying up all of the big leases before they expire, then I guess they will go back and try to fill in "holes".  They leased the land almost three years ago at a very low rate, so they know if they don't complete the drilling and produce soon they will have to re-lease at much higher rates.
