I'm guessing you'd want to retain mineral rights :)

For surface rights and the house, you'll have to go with whatever the land and house is appraised for. The fact that you have leased (and will retain) the mineral rights should not decrease the value of the house and land one bit. The property is only worth what the bank will loan against it.
