Thanks, william.  If you could post the plat or provide any other information it would be appreciated.  Is the unit name L SMK RA SUB, Bull Creek Field?

I believe its in Webster parish, East Dykesville field. 1280 acre unit in the LWR SMK

Sections 19 and 30, Township 21N, Range 3W are in the southwest corner of Union Parish just east of the Claiborne Parish line.

unit application.   Unit name is "LWR SMK RA SUB" & it is on the Claiborne Parish line.

I am a "newbie" to all of this so forgive me if I am posting to the wrong discussion. I have heir property in Claiborne Parish and received a letter re: a pre-application notice for LWR SMK RA SUB Bull Creek. I called since my land is not in this section. I have since received another letter re: an app for LWR SMK RA SUA Lisbon Field, Union and Claiborne Parishes. I have very little land in the unit but our land encompasses the entire west side and half of the northern side. 

I have been reading posts since I found this site last week. What should I expect?

They send those notices to the landowners who own land in the proposed unit to be drilled and also to the landowners who are in sections which are next to the proposed unit.

Basically, it's just a heads-up bit of red tape for most people.  There's nothing required to be done on your part. 

Having stated that, it appears you are correct to be doing your due diligence per owning land near these new units.  In other words, if you're not presently leased, then it's possible -- possible -- you may at some point be contacted by a landman wanting to lease your family land, as would probably all of your other family members who are on the record as landowners in the family parcel/tract.

Of course, predicting when this might happen is a bit iffy since I know very little about the particulars of this location.  In other words, they might first want to drill a well or two and see how profitable the formation is before they do anymore leasing (e.g., your family land).

Or not.  It's hard to predict at this point since they're attempting to figure out the formation potentials themselves.

So if you're already under lease, then there's nothing to be done, more or less. 

Yet I'm sensing that you're not under lease, which means you can simply wait until the time comes (when a landman makes your family an offer to lease) and worry about making a decision at that point.

Plus, you could continue to study the info on GHS so as to become more familiar with how leasing works.

Note:  When your are made a lease offer, you probably will want to check with a good O&G lawyer (who practices in La.) to protect your family's mineral estate, i.e., you don't want to sign a bad lease.

Also, depending on how much land your family owns, etc. -- it's best not to be too optimistic with any of this stuff.  Such things can move very slowly (or not come to fruition at all), and the outcome can be iffy until the wells near your land actually prove the production potential.

Thank you, this is very helpful.  SM Energy is currently drilling on our property on T21N R4W Section 23 under a contract signed by the previous generation, early 70's. All costs are deducted prior to royalties being paid (bad lease).

I'm told this new project will drill much lower and if we are contacted to lease, it would be in addition to what we are currently receiving. I want to ensure that if we are contacted, we make the best decision for our family.

Janice you are probably held by production (HBP) from the 1970's  lease. If this is the case you  want be visited by a landman for a new lease, you will still be held by the terms of the old lease.

Well that's not what I wanted to hear, Two Dogs, but we need all the information we can get. I'll continue to monitor.

Yet when I checked SONRIS, the only production I found was in section 23 21N 4W -- which you clearly are aware of as being under lease.

Yet your land in sections 13, 24, and 25 -- unless I'm missing something -- doesn't appear to be presently held by production . . . unless it's some strange unit or unless it was a highly unusual lease/s (which you should have access to read via family).

Maybe a sharp landman like 2D will check and explain the particulars if I'm mistaken about the above.  He's a guy with tons of experience as a La. landman and has a well-earned reputation for honesty on GHS.
