instead of going thru the telephone book, with the numerous amount of attornies there, i thought i would rely on others in the group to share information they found out. can anyone reccommend an attorney to talk with that doesn't want some kind of contract to assist with information about mineral rights. i have spent 5 weeks waiting on an attorney, just to find out from my deed what my rights are. thay have not returned any of my calls, nor supplied me with any information at all. i will not contact them again, nor would i refer them to anyone, so, let me know if you would refer one. thank you for your help.

I've only had one occasion to engage Pesnells when my HOA board announced last year, on advice of their attorney, that there would be no need to have elections for Board of Directors. A couple of us got with Pesnells, who wrote a letter for us, and HOA's attorney had to do a fast backpedal. I've also had the good fortune of watching Sr. Pesnell in court, and came away with the impression that he is very well respected in District court circles. My opinion ... when Pesnells talk, people listen.

Yes...If the lawyer Bacon went to wasn't familiar with the legal system in Louisiana he was wise to refer him to an La. attorney.
Remember, if an attorney is working for a coalition or large group, he won't have a lot of time to devote to researching at the court house or returning phone calls. Especially if he doesn't have a staff to delegate to. I imagine they're all working 7 days a week now.

i am not looking for someone to help me get a lease, or anything towards signing something that deals with mineral rights. what i am looking for is just to get information on the contents on my deeds. 1 acre i had for 10 years, and 3 days. i sold that, and had area in the deed to retain my mineral rights. we also have 5 acres that was purchased 25 years ago, with the mineral rights were not obtained at that time. we now fall into the 10 year bracket, and presently live there. that should be a simple equation for an attorney to advise me of my situation, but finding someone to do that without wanting me to make a commitment is where i am. all the info is helpful, for i have seen the same one mentioned 3 times. thank you a lot.

It sounds like you want a mineral title opinion.

If so, I would recommend Mosely Rogers Title. Lance Mosely is the attorney.

They can help you all the way around.
Some may be surprised to learn the title company doesn't automatically research mineral rights when property is purchased, it has to be requested, and I'm sure that will add to our closing costs next time we buy. The last estimate I got for a title search was $350 and that was a lien search/ownership issue in our HOA.
I strongly advise Jimmy Franklin . Thats who I us all the time and I always get what I shoot for with him..
