The AOGC has a new AFE out that shows Pinebelt is no longer active in the Brown Dense play and that T.S. Dudley has taken over. Anyone have any information on T.S. Dudley just in case they call? Are they legit or similar to a Cobra energy type company? Who do they usually lease for? I googled their name and one O&G operator shows up over and over but I want to see if anyone else knows.

CAVEAT LECTOR!

 

I would never purposely mislead another mineral owner and my sole intent to share information so that a mineral owner is informed! The instance you describe was one in which a mineral owner in Union Parish, Kathy King, was asking if she should or shouldn't sell her minerals and my intent was to stress that she should never sell her minerals. If one was trying to buy minerals in the area I could understand why this would upset them but otherwise I would not!

Ok ok. I'll write up  a report for you tomorrow free of charge. You can even use it with your clients.
Dudley is a larger company.  It is quite possible that the parties behind the leasing need to accelerate efforts as actual identifiable Brown Dense activity is near commencing.  Once the energy companies involved are public knowledge and they are forming units and permitting wells, it will become a greater challenge to acquire leases favorable to the industry.

Good catch Ray. I didn't see that as I was little distracted. Do you think SWN would lease under both the Pinebelt and Triad name? Also, I have a friend who leased under Pinebelt. Do all of his contracts revert to TSDI or would he still deal with Pinebelt with any questions. Thanks

Just me with another somewhat uninformed question,

 

I’m assuming I can use names here...forgive me if I’m wrong.

 

A Mr. Guidry (sp?) representing TSD contacted me earlier this week to follow-up on the offer Pinebelt had made me earlier this year and that Pinebelt had, if fact, been replaced by Mr. Dudley.

 

I was informed no changes had been made from the original offer made by Pinebelt.

 

I will not sign a 4/3 year lease; however, I have no desire to be pooled.

 

As I understand this circumstance, when the time comes that a real intent to drill comes along, will I, an unsigned landowner, be given a final opportunity to sign a lease?

 

I have been told on numerous occasions that what is happening in NELA is exactly what occurred in NWLA in 2006 & 2007. I am in no way attempting to equate HS with BD. (By the way people are still making millions over there.) But I have also been told that pooling is not an advised way to proceed…so I don’t intend to.

 

But as stated above I feel very uncomfortable signing a 7 year lease, so I don’t plan to. Again my question…will I be given a final opportunity to sign prior to immanent drilling?

 

My land is in Union Parish.

In LA. you can lease anytime.  Before the well is spud, while its drilling, after drilling is complete and after the well is completed and turned to sales.  When the time comes to drill a section, the term of a lease is no longer a factor.  We should know soon what company(s) are involved, what they are seeking to develop and where they will start drilling first.  That will be the time to consider a lease.  At the low bonus offers reported so far, there is little at stake in waiting until more is known.  I always suggest that mineral owners deal courteously with landmen, state an interest in leasing and continue to put off making a commitment until more is known.

 I also agree with what Skip said and I'm going to wait for now. This whole thing may be a bust but I think it's worth leaving a few $100/acre bonus and 20% on the table for the potential of maybe $2k-3k/acre and 25% royalty.  If you have lots of land then get a lawyer who is well versed in oil and gas.

If anybody in that play gets $2/k - $3/k an acre i will kiss your ass on the courthouse square. Your choice of the courthouse. But I agree on holding out for 25%.
